The valley, Vail to Gypsum

Each town page covers the homes, access and permit office Edgar deals with there.

One county, very different towns

Eagle County stretches a long way along I-70, and the towns in it do not build or age the same way. A condo at the base of Vail Mountain and a family house in Gypsum share a county name and very little else. The differences that matter on a job come down to elevation, the kind of housing, and who signs off on the permit.

Elevation and weather change from one end to the other

Town elevations run from about 8,150 feet in Vail to 6,401 feet in Gypsum. In between sit Minturn at about 7,861 feet, Eagle-Vail at about 7,602, Avon at about 7,430, Edwards at about 7,221 and Eagle at 6,601.

That drop shows up in the work. Vail averages roughly 189 inches of snow a year, while Eagle sees closer to 47. Up-valley, snow load, ice at the eaves and short building seasons lead the conversation. Down-valley, strong sun and dry heat are harder on decks, siding and exterior stain.

Towns and unincorporated areas use different permit offices

Vail, Minturn, Avon, Eagle and Gypsum are incorporated towns, and each one runs its own building permits and inspections. Edwards, Eagle-Vail and Beaver Creek are unincorporated, so their permits come from the Eagle County Building Division. Two homes a few minutes apart can answer to different offices with different review steps. The town or county building department decides what needs a permit or design review, and Edgar confirms it for each job before work starts.

The housing stock shifts too

Vail and Avon lean toward condos, chalets and duplexes, where HOA rules and building access shape the schedule. Minturn has small, older frame homes. Edwards has larger houses with a high level of finish to match. Eagle and Gypsum have more full-time family homes with basements and decks.

Common questions

Do you travel to Gypsum?
Yes, when the schedule allows. Gypsum sits at the far western end of the area Edgar covers, so call with the job and your timing and he will tell you how it fits.
Who issues building permits in unincorporated areas like Edwards and Eagle-Vail?
The Eagle County Building Division. It permits and inspects work in unincorporated parts of the county, which include Edwards, Eagle-Vail and Beaver Creek. Edgar applies for the permit as part of the job.
Do you work in Beaver Creek?
Yes. Beaver Creek lies just south of Avon and is unincorporated, so its building permits go through Eagle County rather than a town. The Avon page covers Beaver Creek work as well.
